Kas Area Guide

Guarded by Yatan Adam (‘Sleeping Man’) mountain, bohemian Kas is one of the most southern Turkish resorts on the Mediterranean coast of Turkey. 
It is a small stylish port town frequented by keen yachtsmen and writers and painters who relish in its inspiring tumbling hillsides and turquoise waters. Its coastline provides far reaching views to the chocolate box Greek Island of Kastellorizo (Meis) – a mere 20 minute boat trip offshore. 
 
In recent years property in Kas has seen a rise in popularity with discerning buyers willing to venture further afield to secure a more private untouched coastal escape in an area with a distinctively arty reputation.  
 
Kas appeals to those seeking more than a ‘sand and sea’ destination for their Turkish property investment or holiday. Its excellent array of boutique shops and pensions, fine restaurants and mellow character have endowed it with the similar refined vibe of its sister town Kalkan, a 20 minute drive away along winding coastal roads. 
 
Wealthy retired Turks, sailors seeking an attractive land base, and holiday makers invest in Kas property or flock to its shores each year to absorb its gorgeous Mediterranean climate. The region boasts long hot summer days, and with 500m high hills protecting it from cool northerly winds, it benefits from mild winters.

For archaeology buffs, Kas offers a rich visible history with a well-preserved ancient theatre dating back to Lycian times close to its centre and several rock tombs carved into the sheer mountain face overlooking the town.

Kas has built up a good reputation for watersports, with jet-skiing, diving and canoeing all on offer. Kas’s two bays are pebbly jetties, so for those desiring a sandy shore, the 12km stretch of white grains at the protected Patara nature reserve and at Kaputas Beach, 20 km away, are the places to head to.
The region has recently become home to a 470 berth marina, the only one on this stretch of coastline, so expect to additionally see James Bond style super cruisers, expensive yachts and sailing boats cruising the shore line. 
 
Kas Centre 
 
Venturing into central Kas you will find an array of boutique shops offering local handicrafts, porcelain, leather goods and of course a small, but usual, selection of bargain ‘not so genuine’ fakes. Rustic traditional wood and stone Ottoman buildings wind back from the pretty harbor front with its shaded tea shops and quality fish restaurants draped in vine leaves and bougainvillea. Well stocked modern supermarkets are in good supply as are banks and other conveniences, and are open year round. 
 
Owing to building restrictions property development in Kas is finite, meaning properties, when coupled with their highly desirable sea or marina views, often achieve premium purchase prices and rental rewards.

Most investors considering purchasing a Kas property opt for either its marina setting to the right of the peninsula, where there are a choice selection of frontline villas in large private plots, or its hillside villas and apartments to the left of the peninsula, which offer the full benefit of unobstructed sea views across to Kastellorizo. Rental premiums are achievable during the long summer months stretching from early May to mid-October.
 
At over a two hour drive to both Dalaman and Antalya, property in Kas is less convenient for those desiring frequent access to the airport. Locally organised airport shuttle services do run regularly in the height of the summer season however, and both airports offer year round flights across Europe or daily domestic flights to Istanbul with international connections.
